Sam, Littleover

On a new estate in Littleover, just south west of Derby city, Sam is settling in her new NCHA home.

For Sam, her new two bed shared ownership property feels that extra bit special: “It’s not a house, it’s a home.” Not only is it a brand new house, but it’s also her first independent home. Having previously lived with her mum and dad she was able to save the deposit she needed to move straight into her first part-owned home.

“I thought it was better to put my money into buying, rather than renting,” Sam explains.

Sam knew she wanted to buy rather than rent, and thoroughly researched her options. Initially looking at out right sales she decided to opt for shared ownership. Taking out a mortgage for only 50% of the property’s value allowed her to get: “something nicer for my money. As a single occupant, shared ownership has enabled me to buy a home I can live in for the long term.”

“I like the fact that although I only own 50%, I can staircase in the future. I hope I’ll be able to purchase more of the property one day, but I want to wait and save so I can do it all in one go.”

Having already concluded that shared ownership was the best option for her, Sam found her new home on the Help to Buy Midlands website and begun the process by completing an eligibility form.

“Buying this property through NCHA was really straight forward. I always knew what was happening and what I needed to do. And I had a great solicitor who really understood shared ownership.

“I would definitely recommend shared ownership to others; a friend has already come to see me for advice. My advice to anyone interested would be to make sure you know what you need to do. Do your research. I already had a mortgage in principle agreed before I viewed this house and that definitely helped speed the process up.

“I’m so happy here. I’m closer to work, friends and the gym. I really love having my own place to come home to every night.”
